_brief: Develop a mix of residential and commercial use appropriate to the site and context to include a hotel, retail block units, offices and residential units.
_considerations: Locate the major land use components on site to take advantage of key views and water frontage. Dramatic entry vistas and views with pedestrian links and multi-level atrium lobbies.
_response: A modern design with buildings oriented towards prime view, waterfront and the landmark Sheikh Zayed Bridge. The retail blocks take advantage of the high visual exposure to the new highway. Apartments look over the parkland and recreational open space and water. Individual residential units provide a visual and acoustic screen to the road.
